Out-of-State Buyers – Boulder Real Estate Agent
Many of the people moving to Boulder County are not from Colorado. In fact, Boulder County, which had a population of just under 300,000 according to the last census, has had an average net migration of nearly 6,000 per year since 2010. All the while house prices throughout the county, and in Boulder City in particular, have skyrocketed as the supply of housing has not kept up with the demand. The average (mean) home price in Boulder City is around $1.2 million, while the median home price, which paints a more realistic picture of the housing market, is around $900k.
For out-of-state buyers looking for larger and/or more luxurious options there are more options as compared to the non-luxury market, although competition is often still very fierce, especially when it comes to properties listed at $2 million or more. There are a number of home builders who operate in the area who focus solely on the very high end of the market and a number of the existing single-family homes, especially if they are large, recently renovated and located in the westernmost portions of the city, routinely sell for more than $2 million. For those coming from the San Francisco, California or other very expensive housing markets, there is usually not as much surprise at the high prices but that sentiment is increasingly atypical given that most of the country is not familiar with home prices being as high as Boulder’s.
Assuming you understand that Boulder is a sellers’ market, competition is often fierce, even on very expensive properties, and all-around properties are valued much higher than the national average, you may be set to start looking for properties in Boulder, Colorado. If you are willing to consider properties in the mountains or foothills west of Boulder, such as Nederland, Ward, Jamestown or Lyons, or in some of the other communities throughout the plains portion of Boulder County, such as Erie, Lafayette, Lousiville, Superior, or Longmont, you may be able to find even more luxurious options and larger spaces without having to spend as much as you would in Boulder City.
